Project Description:
Flexibility, collaboration, expertise in engineering updated designs, and 41,000 manhours helped ensure a new student housing community in Mechanicsburg, PA was completed on schedule and budget. Located close to Messiah College, the Oakwood Hills apartment complex offers one- and two-bedroom units featuring large windows, open-concept kitchens, a clubhouse with a swimming pool, and walking trails.
Because the project involved student housing, the process needed to adhere to a strict schedule to ensure students could move in on time. To accommodate for this, Quality Buildings leveraged its off-site construction process to manufacture wall panels off-site. This innovative construction approach allows for less on-site construction time, provides a reduction in the general contractor’s schedule, and frees jobsite space for the other trades. With precise coordination and collaboration, Quality Buildings was able to flawlessly store and move wall panels into location as each of the three buildings was ready to be erected.
Quality Buildings pre-construction planning is also credited for a successful project outcome. As part of our process, Quality Buildings created 3D modeling of the buildings to detect any clashes. Our modeling resulted in identifying a significant issue. The noted dimensions on the architectural plans did not hold out to the current foundation plans for the building. We were able to recreate the floor plan to actual dimensions and submit the plans back to the architect to verify the dimensions. This seamless process allowed the project to continue without the architect needing to redesign the plans. From there, control lines for the masons of the foundations were created based on the new dimensions that verified Quality Buildings’ pre-fabricated framing would fit the foundation flawlessly.
