General Contractor: Warfel Construction

Location: Manheim, PA

Project Description:

Construction selected Quality Buildings as its framing contractors for the new West Lawn Community at Pleasant View Senior Living Community in Manheim, PA. The West Lawn development consists of two 37,323 square foot, 3-story buildings each with 18 hybrid apartments, a rooftop deck, and underground parking.

With construction underway on both units and limited space on site, Quality Buildings made a complex project more manageable and efficient by using a Magni Lift – which is essentially three pieces of equipment in one – to set the wall panels and roof trusses. We selected the Magni Lift specifically to lift wall panels into place due to the height and weight of the walls. Not only does it reduce injury due to back strain, it also reduces the number of people needed to set the walls from five to three. And, one of the three men includes the lift operator, who can operate the lift by remote control while assisting in rigging the walls and trusses.

Implementing structural components with off-site construction elements was an added complexity. In this case, shearwall rods needed to be installed into the concrete walls, which requires precise alignment. To accomplish this, we used our wall panel shop drawing to specifically indicate where the rods should be located in the concrete. Using the shop drawings not only saved a lot of headaches and guesswork, but it also added efficiencies to keep the project moving forward on-site.
