When High Associates and High Construction set their sights on bringing a first-of-its-kind apartment complex to the Lancaster market, finding a highly skilled commercial framer to support the complexity of the project was a top priority.

The high-end complex included six buildings: four 4-story wood-framed buildings with 34 apartments units each and two 4-story wood-framed buildings with 61 apartment units each. The plans also called for a wood-framed clubhouse. With an aggressive timetable, the selected framer would have just eight months to complete the framing for all six buildings.

Quality Buildings’ expertise in the commercial wood framing industry, as well as our proven pre-fab process, made QB the ideal contract partner to meet the challenge.

Working within our climate-controlled facility, our approach was to pre-fab all of the wood framed walls and then transport the completed wall panels to the jobsite for onsite construction. To eliminate fall exposures, we assembled portions of the roof trusses on the ground and used a crane to hoist sections into place. Our pre-fab process, along with our onsite management, allowed us to finish framing the six apartment buildings and the clubhouse three weeks ahead of schedule.

As with any project, challenges are par for the course. In this case, the style of floor truss specified was an Open Joist, instead of the standard Plated Floor Truss. Due to the unknown, diligent research and MEP coordination by our lead foreman and project manager were needed to ensure a seamless installation. Through careful coordination and a lot of communication, the HVAC duct work, plumbing, and electrical saw minimal field installation issues.
