The Crossings at Conestoga Creek was a first-of-its-kind apartment complex for the Lancaster market. The project consisted of six 4-story wood-framed apartment buildings (four with 34 units each and two with 61 units each) plus a wood-framed clubhouse, totaling 258 apartment units. Quality Buildings was selected to frame all seven structures within an eight-month window. Quality Buildings pre-fabricated all wood framed walls in their climate-controlled facility and used a crane to hoist pre-assembled roof truss sections from the ground to eliminate fall exposures. Their prefab process and on-site management enabled the team to complete framing three weeks ahead of schedule. A unique challenge on this project was the specified Open Joist floor truss system, an unfamiliar format that required extensive MEP coordination by QB's lead foreman and project manager to ensure seamless integration of HVAC, plumbing, and electrical systems.
