The Flats at Kennett

The Flats at Kennett Square is a luxury apartment complex featuring a gym, outdoor pool, and various amenities across multiple floor plans. Quality Buildings served as the turnkey framing contractor for designing, building, delivering, and installing all wall panels off-site. The project began at the start of the COVID-19 pandemic and was only 50 percent complete at the time of shutdown. Quality Buildings' off-site construction model was credited with controlling costs and limiting schedule delays during the disruption.During preconstruction, the Quality Buildings team identified that bearing point loads exceeded what was specified in the structural design, leading to the addition of structural posts. They worked closely with architectural designers and MEPs to determine the correct placement of the new posts. On Building 3, the team proactively adjusted their panel design to address hold-down anchorage that required welding to a steel beam below an elevated slab, and provided a CAD file to the surveyor with precise installation coordinates.
